About this place
A cleared, flat lot on a quiet lane in Catangnan, about five minutes by scooter to the Cloud 9 boardwalk. The owner's family has held the land for two generations and lives in the next village. The coconut palms can stay or go.
Power runs along the road. There's no water connection, so you'd drill a well like the neighbours do. The lane is concrete from the main road and packed gravel for the last 150 m.
Honest downsides
The land is on a tax declaration, not a title. That's common here, but it matters, so read the guide. A neighbour's rooster is loud at dawn.

Tax declaration or title: what's the difference?
A tax declaration shows who pays the property tax; a title is registered ownership. Much of Siargao is on tax declarations. It can be leased, but who signs and whether every co-owner agrees matter more. Our guide explains what to check.
Could I run a small surf camp here?
The owner is open to small business use. Permits are on your side, and we can introduce you to people who've done it.
Can I lease half of it?
Not at the moment. The owner wants to lease the whole lot.
